Tenant screening operating procedures:

All necessary forms, including the applications, are furnished by Tenant Check at no charge to our clients. The application complies with the Federal Fair Credit Reporting Act, as well as, The Landlord Tenant Act. Once an application is submitted to our office we strive to provide a full report back to you in approximately 4 to 6 business hours. However, we ask for 24 business hours.

Tenant Check will then proceed to obtain the following the information:

• Consumer credit report
• Verification of all addresses including rental references from each applicable.  We do not obtain rental references from databases, our staff personally calls each reference and conducts a phone interview, which includes the following:

                    Length of Residency

Completion of lease

Satisfactory notice

Promptness of rent payments

Condition of unit upon vacating

Damages

Complaints

Pets

Occupancy

Re-rent status  

• Verification of employment including salary information.  Again, we do not access a database to supply you this information.  We call each employer directly and obtain an employment verification from the appropriate company contact, which includes:

 Hire date

 Job title

 Full or part-time status

 Temporary of permanent status

 Salary

• Verification of banking information including the status of check.  In order for us to obtain this information a copy of a check must be included with the rental application.  We will verify the following:

 Date account opened

 Number of returned checks in last 6-12 months

 Average digits in account

 If current check for XXX would clear at this time

• Detainer/Eviction history
• Criminal history search
• Sex offender registry search
• Methamphetamine offender search

 All information will be returned to the property owner, leasing agent, and/or property manager as it is received.  You will receive all information, allowed by law, that we obtain regarding your prospective tenant.  We do not “score” the prospective tenant, instead we furnish you with all the necessary information you need to make an informed decision regarding renting your property.  The decision is then yours to make, after all it is your property they will be living in, not ours!

A signed release must be obtained and submitted on each applicant before Tenant Check, Inc. will begin an investigation.
